Why Do We Pay Cash for Houses? We get this question fairly regularly from people who are skeptical of cash-price offers for houses. In many cases, the question arises from a legitimate concern, based on the sometimes off-putting approaches some people and organizations use when they are attempting to buy houses.

The short answer is House Cash Fast is a real estate investment company – we buy homes as an investment, either short- or long-term. And because we are not purchasing a house and property as our primary residence, the process is easier. For example, our cash offer is not contingent on a home inspection, securing a mortgage or other challenges that can kill a deal or delay closing.

When you sell your house to House Cash Fast, you don’t have to worry about the deal falling through once you accept the offer!  You don’t have to worry about the buyer walking away after a home inspection, or trying to negotiate a lower price or repairs. We buy houses in as-is condition, and we take all the risk in the transaction.

So why do we buy houses for cash, then? For several reasons. As investors, we have the means and contractor relationships to successfully repair or remodel a home, often for a better price than the original homeowner. This is possible because we remodel several homes a year, meaning we get favorable pricing on materials and labor due to volume purchasing. So we may purchase a home, remodel it, and then hold it as part of our investment portfolio, or sell it to someone who will fall in love with the updated home.

Occasionally we will “flip” a house, but it’s nothing like what you’ve seen on television. We take the time to do every job the right way, the first time, because we know that ultimately we are creating a home where a family may live for decades, and we want to leave behind a legacy of quality and comfort they will enjoy.

Does that mean we make money on every home? Not necessarily. However, we believe we do good work in our communities, even when we don’t make a profit. We contribute to the local economy. We buy materials and employ local laborers to make necessary repairs, and when we step out of a house we’ve invested in, we always leave it better than we found it. That doesn’t mean the homes we purchase are in bad shape (although sometimes they are). It simply means that as investors, we put a bit more money, time and effort into a house than the average homeowner is able to.

One of the best compliments we receive from someone we purchase a home from is, “Wow, you took mom’s house and made it into a home she would have loved.”
